Who built Fortune Centre, who marketed the strata portfolio, and who runs the building today.
Origins
Fortune Centre was completed in 1980, with its 99-year lease commencing 18 October of that year. It was built as a mixed commercial development: a retail and food podium, car parking above, and office floors to Level 20.
Strata ownership
The building was subdivided into individual strata lots, which is the defining fact about how it has behaved ever since. Rather than a single landlord letting space, Fortune Centre has hundreds of separate owners — many of them the businesses occupying their own units.
That structure is why the tenant mix is so unusual and so durable. A two-partner accounting practice that owns its floor plate outright has no lease to renew and no landlord to be repriced by, so it stays for thirty years. The same applies to the food and Buddhist retail downstairs. Nobody curated this mix; the ownership structure let it accumulate.
The strata portfolio sale
The most recent marketing campaign at this address offered a portfolio of strata retail and office units, available individually or together, with the units tenanted at the time of sale. It was marketed under City Developments Limited branding, with a sales office contactable on 6200 6220.
That campaign has concluded and all offered units have been sold. This website no longer markets units — see prices and sales history.
Management today
The building is managed by MCST 1001, with the management office on Level 7. All building matters — access cards, season parking, contractor permits, loading arrangements, maintenance and sinking fund queries — go through the management office, not through this site.
