A note on the tenure
This matters more than any other line above and is frequently misstated. Fortune Centre is leasehold, not freehold. The 99-year term ran from 18 October 1980, which puts expiry in 2079 and leaves roughly 53 years as at 2026.
Remaining tenure drives financing terms, valuation over time and the eventual buyer pool for any strata unit here. Anyone assessing a unit should confirm the title directly rather than rely on this or any other summary.
How the floors are used
The original scheme describes a retail podium with offices above. What is actually trading today, based on our own unit-by-unit survey, runs slightly differently:
- Levels 1 to 4 — shops, food and treatment rooms. Level 4 is in active retail use despite sitting above the original podium description
- Levels 5, 6 and 8 — car parking. Level 6 also carries padel and pickleball courts on the deck
- Level 7 — building management office and Asia Padel
- Levels 9 to 20 — offices

Five MRT stations sit within about 700m:
- Bencoolen (DT21) — approx. 300m
- Rochor (DT13) — approx. 500m
- Bras Basah (CC2) — approx. 500m

- Dhoby Ghaut interchange (NS24 / NE6 / CC1) — approx. 700m
